Loft Conversions

Make the most of the space you already have

Many homes have unused space sitting just above them, often overlooked but full of potential. A loft conversion is a practical way to bring that space into everyday use; creating a room that feels like a natural part of your home.

At Plan It UK we design loft conversions that make the most of your available space whilst also making sure that the layout suits how the room will be used. From early ideas through to a design that’s ready to move forward, we will help you to create an area that works in practice as well as on paper.

Is Your Loft Suitable For A Conversion?

Not every loft can be converted in the same way, so the first step is understanding what’s possible within your existing space. Similarly, even if your loft seems limited, there are often design solutions that can make a conversion work.

Some key considerations include:

  • Head height: Typically, a minimum of around 2.3m is needed for a comfortable conversion. This is from the top of your floor joists to the underside of the ridge board.
  • Roof structure: Traditionally-shaped roofs are usually easier to convert than modern trussed ones, which are often used in new-builds
  • Available floor area: Enough room is needed for both the new space and safe access
  • Pitch of the roof: Steeper roofs tend to provide more usable space

Types Of Loft Conversions

Every loft space is different, so the approach to converting it needs to be specific to what your home can accommodate. Factors such as the above, along with your budget and how you want to use the space will all influence the best design for you.

  • Dormer Conversions

One of the most common options is a dormer, which extends vertically from the existing roof and creates more headroom and usable floor space.

  • Hip to Gable Conversions

Suitable for properties with a sloping side roof, this design extends the roof to create a vertical wall and increase space.

  • Mansard Conversions

This would be considered the biggest type of conversion in terms of structural changes. The roof slope would be altered to an almost vertical wall along with an additional section of flat roofing. This type of conversion will make the most of any available space and is particularly popular for homes in built-up areas where the only option is to go upwards.

  • Velux (Rooflight) Conversions

A simpler but popular option that works with the existing roof structure and uses skylights to bring in natural light without the need for major structural changes.

  • From Loft Space To Build-Ready Plans

Converting a loft is about more than just adding space; it’s about making sure that it feels like a continuation of the rest of your home. This includes considering how the new room will be accessed and things such as maximising natural light (if that’s what you would like!)

At Plan It UK we’ve worked with over 2000+ homeowners to create new living spaces and our design process building the design in stages, you end up with a set of clear, coordinated drawings that guide the entire project.

    • Survey & Drawings: A survey of your property using a 3D scanner (plus a drainage location survey if needed), along with existing drawings as required by the council.
    • Proposed Design: We will work with you to create a design that considers light, available space, usage and budgetary constraints
    • Structural Calculations: Once the design is agreed, we will prepare calculations that cover how the structure will support the changes being made. Elements such as staircase placement, insulation, beams, timber joists and head height all play a key role in how successful the final result will be.
    • Building Regulations & Technical Approvals: We will then prepare a full set of details for your contractor; these will be used to quote and build from. We also liaise with all 3rd-party contractors, such as building control officers, to make sure that everything is fully compliant.
    • Builder Selection & Construction: Starts You’re welcome to work with your own builder, or if needed, we can introduce you to trusted contractors we’ve worked with across London, Kent and Essex. Before work begins, it’s important that your builder understands the design and technical details. This will help to reduce the risk of miscommunication or unexpected issues during the build.

What Can You Use A Loft Conversion For?

  • Master bedroom - often with enough space for an en-suite bathroom

  • Home office

  • Guest room

  • Dressing areas

  • Craft room

  • Planning Permission & Permitted Development

Many loft conversions fall under permitted development, meaning that you might not need full planning permission. However, this depends on several factors, including the size and type of conversion, as well as your property’s location.

You may require planning permission if:

    • The design significantly alters the roof shape
    • The property is in a conservation area
    • The conversion exceeds permitted development limits
  • Building Regulations For Loft Conversions

Even when planning permission isn’t required, building regulations approval will still be necessary to prove that the work is compliant. Building regulations are a key part of any loft conversion and will help to confirm that your new space is safe and suitable for long-term use.

They cover important areas such as:

    • Structural strength: Making sure that the floor can support the new space
    • Fire safety: Including escape routes and fire-resistant materials
    • Staircase design: Checking that there’s practical access to the loft
    • Insulation and ventilation: So that the room is comfortable but also maximises energy efficiency
  • Costs Of A Loft Conversion

The cost of a loft conversion will depend on the type of design and how much of the existing roof structure needs to change. For example, simpler rooflight conversions tend to require less structural work, whereas dormer or mansard conversions involve more extensive alterations to create additional space and headroom. The position of the staircase, the need for structural reinforcement and the level of finish will also influence the overall cost.

At Plan It UK, we understand that cost is a major factor when making the decision to extend, which is why our services are offered at fixed prices and you will always have a clear understanding of costs from the outset; without unexpected extras.

It’s worth noting that a loft conversion can also add between 10-20% to a home’s value; meaning it can be a great investment if you’re looking to sell in the future.

  • Common Challenges To Be Aware Of

Loft conversions come with their own set of unique challenges, particularly if key details aren’t considered early on. Addressing these at the design stage helps to avoid costly changes later.

Some of the most common include:

Limited head height restricting usable space

Difficulty positioning stairs without affecting existing rooms

Structural changes required to support the new floor

Checking compliance with fire and safety regulations

At Plan It UK we believe in being transparent from the outset, which is why our services are offered at fixed prices. You will know exactly what to expect with no hidden costs as your project progresses.
